My credit isn't perfect. Can I still buy?
Yes. We don't approve you on a credit score, we look at your income and whether you can comfortably afford the monthly payment and down payment. Rough credit won't stop you if the numbers work.
Can I tour if I live out of town?
Yes. Tell us your dates and we'll set your tour around your schedule, so you can see the home in person before you decide.
How much are the down payment and monthly payment?
It depends on the home, and our terms are flexible. The more you put down, the easier the numbers work. After you tour a home, Jorge walks you through the exact price, down payment and monthly payment in writing.
What does "flexible down payment" mean?
You can start with earnest money and what you have to move in, then work out the rest of the down payment with Jorge. Every home and buyer is different, so we set it face to face after your tour.
What do I actually need
to qualify?
Steady, verifiable income, a down payment, and enough monthly budget to comfortably cover the payment. That's it, no bank and no perfect credit required.
Is this legit, or a scam?
Fair question, and you should ask it. Tour the home in person before you pay anything, read every term in writing before you sign, and meet Jorge face to face. We're a veteran-owned San Angelo team, and we never charge a fee to view a home.
What happens after I book?
Sarah, our AI assistant, or Mackie from our team will reach out to confirm your viewing time. You tour the home, then meet Jorge to go over the numbers. No cost and no obligation.
Do I really own the home,
or is this just renting?
You're buying it, not renting it. Every monthly payment goes toward paying off your home, and we're the lender, not your landlord. Jorge walks you through the contract and how ownership works before you sign anything.
What if I'm not ready to buy,
do you rent too?
Yes. If buying isn't the right step yet, we also have quality homes for rent in the San Angelo area. Book a free viewing, walk through the home at your own pace, and if you like it, you can move in as a renter.
What is owner
financing?
Owner financing means we finance your home directly instead of a bank. You make a down payment, then monthly payments to us until the home is paid off. We qualify you on your income, not just your credit score.
Can I sell or refinance the
home later?
Yes. You own the home, so you can sell it or refinance into a traditional mortgage down the road, just like any other homeowner. Many buyers use owner financing to get into a home now and refinance later once their situation improves.

How soon can
I move in?
Because there's no bank underwriting, owner financing moves faster than a traditional mortgage. Tour the home, confirm your income, agree on terms, then sign the paperwork and get your keys. Ask about a specific home and we'll give you a realistic timeline.
How is this different from
rent-to-own?
With rent-to-own you're usually still a renter hoping to buy later. With owner financing you're buying the home now, and every payment goes toward paying it off. We're the lender, not your landlord.
What happens if I miss
a payment?
Life happens. Call us before the due date and we'll talk through your options. We're a local San Angelo team, not a faceless bank. Your contract spells out the late-payment terms in writing before you sign, so there are no surprises.
